WHAT CAN I CLAIM?
The European Court of Justice, as well as the Spanish Justice system, following the European guidelines, allow the client-consumer to recover a part of the Mortgage Expenses:
50 % of the Notary fees
+ 100 % of the Property Registry Fees
+ the bank's management fees
+ the architects' fees for the valuation of your property
You will also be able to claim the opening fee paid at the moment of the approval of your mortgage (around 1% of the capital) and the corresponding legal interests will have to be added to all of this.
HOW MUCH CAN I GET BACK?
The amount to be recovered on an average mortgage (capital 150,000 €), with an opening fee of 1 %, can amount to more than 4,000 €.
